When we’re trying to find a new home and planning for the changes that will come with moving, it can seem daunting to also have to think about how you’re going to sell your old home.

Everyone has their own unique situation that they’ll have to account for when selling. Some people choose to buy a new home and move in before selling their old home. For others, this isn’t always possible and they have to rent or stay with family while they wait to close on their new house.

Regardless of your circumstances, there are a few things you can do to make the process of selling your home easier. In today’s post, we’ll teach you how to do just that.

1. Make a timeline

Undoubtedly, you’re going to have a lot going on in your life when selling your home. To keep yourself on track, work with your real estate agent to establish a timeline for accomplishing everything you need to do.

This will help you avoid feeling rushed when it comes to completing the tasks on your list. Whether that includes cleaning, packing, preparing documents, or popping the champagne bottle after your sale, it always pays to have a schedule.

To make this process even easier, be sure that you and your spouse/family are working on the same schedule so that everyone is on the same page.

2. Pack and store

One of the trickiest parts of buying or selling a home is the negotiation process. Too often when our home is involved our emotions get in the way and the deal can go south quickly. Negotiating is an art. A real estate professional is trained in negotiating but you will need to prepare too. Here are some hints to help you navigate the home sale negotiation process: Do your homework know your home’s worth, understand the value of your home in the marketplace. Be realistic about what your home is worth. Much of the work you did to the home was a labor of love and may not have a monetary value. Be patient, negotiations can take time. Do not let emotions (greed, pride, anger, or prejudice) get in the way of negotiating the best deal. Think of your home as “the house”,” instead of “my home.” You have made the decision to move so try to think of the sale as a business transaction. Take all reasonable offers seriously. Don't let a good deal walk away over a few hundred dollars. Try to look at the deal from the opposite side of the table. This will help you try to see where the potential buyer is coming from. Most of all, have a positive attitude. Don't get caught up in the game of negotiating instead remember the goal is to sell your house for a fair price and move on to your next adventure.

Selling your house takes more than a sign on the lawn.  If you’re thinking about selling this spring or summer, now is the time to get organized.  Potential buyers need to be able to see themselves in your home.  Help them create this vision by removing personal artifacts and decluttering your space.  Follow these three easy steps to simplify the process.

Tackle One Room at a Time

Rather than running from room to room, set up shop in one room at a time and stay there until it’s completely finished.  This will keep the clutter from spilling over to other areas of the house while you are organizing.

Keep, Donate, Store, or Toss

Set up four boxes.  Mark one “keep”, one “donate”, one “save” and one “toss”.  As you go through the decluttering process, consider each item in a room and make a decision.  Only donate items that are in good shape and ready to be used by a new owner.  Items marked “save” should be sentimental or things you will use in another season.  Toss freebies or other items that have gone unused over the years.  Don’t move on to the next room until you have evaluated every item in a room.

Set a Timer

Give yourself 30 to 45 minutes to go through a room and make decisions about what to keep, donate, throw out, or store.  Once the timer goes off, stop for the day.  That way you won’t get overwhelmed by the process.

Selling your home can be stressful enough but add messy kids to the mix and you have a challenge on your hands. But it can be easy to sell your home when you have kids if you do some small things to remedy clutter:

  • Go through the toys and limit the number of toys that the kids can keep out. Put the rest in storage, or donate toys that they don’t use.
  • Clean out the closets. Kids grow out of clothes and shoes quickly. Go through the kids closets and donate clothes that are too small. This will also help the closet look bigger.
  • If you have a baby store the large baby items out of the way. Large highchairs, playards can make your home look smaller.
  • Clean out the diaper pail daily.
  • Organize books and toys neatly in baskets, boxes, and bins.
  • Keep a laundry basket by the door for last minute pick-ups. You can always throw the basket in your car if you don't have time to sort through it before the buyer arrives for a showing.
  • Get the kids involved. Even small children can help keep the house tidy.
